Terms of Service

1. What Uniflat is, and what it isn't
Uniflat is an app that puts students in touch with each other to find housemates. That's what it does, and that's all it does.
Uniflat is not:
- an estate agency or a broker
- a party to any tenancy agreement or arrangement between users
- a service that verifies the identity of the people who sign up
- a service that verifies the existence, ownership or legality of the flats that are listed
- a guarantee of any outcome
In practice: we introduce you to people. Everything that happens afterwards — viewings, agreements, contracts, money, living together — happens between you and them, outside Uniflat and entirely under your own responsibility.
2. Who can sign up
You must be at least 18 years old and declare it when you sign up. If we find out that isn't true, we close the account without notice.
How you accept these terms. When you sign up, before creating your profile, there are three boxes to tick: that you are 18 or over, that you accept these terms and the privacy policy (with links to read them), and the specific approval of the clauses listed in section 12. You can't continue without them. We keep the date and the version of the terms you accepted, so we can prove it.
You may have one account only, and it must be about you: you don't create a profile on someone else's behalf, and you don't use photos that don't show you.
3. What you agree to do
By signing up, you agree to:
- tell the truth about who you are, what you're looking for, and any home you list
- use photos that show you, or the flat you're genuinely offering. When you upload your profile photos you declare this expressly, by ticking "These photos show me and I have the right to post them"
- treat other people with respect
- not use Uniflat to sell, promote, recruit or advertise anything
- not list rooms that don't exist, aren't available, or that you're not in a position to offer
- not collect profiles, photos or data of other users in bulk, whether by automated means or by hand
Zero tolerance, with immediate account closure, for: harassment · threats · unsolicited sexual content · discrimination based on origin, gender, orientation, religion or disability · fake profiles · attempted fraud, in particular requests for money, deposits or transfers before the flat has been seen in person.
4. Safety — please read this part
The people you meet on Uniflat are strangers we have not verified. We don't know who they are, we don't check what they say, and we don't verify the homes they list.
Before meeting anyone:
- always see the flat in person before paying anything
- never pay in advance — deposits, rent or "reservations" — to someone you haven't met
- meet for the first time in a public place, and tell someone where you're going
- be wary of anyone in a hurry, anyone who refuses to meet, anyone who asks for money
Requests for money up front are the most common scam in the student housing market. If it happens to you, use the Report button.
5. What you post
It stays yours. We don't sell it, we don't use it for advertising, we don't pass it on.
You only grant us the technical permission to store it and display it inside the app to other users — without that, the app couldn't work. This permission ends when you delete the content or your account.
You're responsible for what you post: you confirm you have the right to post it and that it doesn't break the law or infringe anyone's rights. If a photo also shows other people, you confirm you have their consent to post it.
If someone holds us to account for content you posted without the right to do so — a photo of another person, a photo protected by someone else's rights — you are responsible for it, and you hold us harmless from the resulting costs and damages, to the extent the law allows.
The photos on your phone. Uniflat only sees the photos you choose to upload. The first time you tap a photo slot, iOS asks whether to give access to your whole library or only to some photos: you decide, and you can change it any time in Settings → Uniflat → Photos.
6. Reports and removals
Every profile, home and conversation has a Report and a Block button.
Reports are reviewed within 24 hours. We may remove content, suspend or close an account when we believe it breaches these terms or the law. Anyone affected receives an explanation and can challenge it by writing to supporto@uniflat.it.
Blocking is immediate, mutual and permanent: the two people no longer see each other anywhere in the app.
7. The service as it is
Uniflat is free and provided as is.
We don't promise that you'll find a home or a housemate, that the app will always be available and free of errors, that profiles are truthful, or that the compatibility percentage predicts how living together will actually go. It's an indication based on the answers users give, not a forecast.
We may change, suspend or discontinue the service. If it were to close permanently, we'll give at least 30 days' notice, with the ability to download your data.
8. Liability
Uniflat introduces people and is not part of what happens between them. We're not responsible for users' behaviour, for the accuracy of what they write, for what happens when you meet, or for the financial arrangements you make.
To the extent permitted by law, we're not liable for damages arising from use of the service.
What this clause does not do — and it needs saying, because a clause that promises too much is worth nothing: it does not exclude or limit our liability for wilful misconduct or gross negligence, nor for death or personal injury, nor any liability that the law does not allow to be excluded. If you're a consumer, the rights the law gives you remain fully yours.
9. Closing your account
You, whenever you like, from Settings → Delete account. Deletion is immediate and permanent.
Us, if you breach these terms, if there are serious reports or well-founded suspicions of fraud, or if the law requires it. Except in serious cases we'll warn you first and you can challenge the decision.
10. Changes
If we change these terms substantially we'll tell you inside the app and by email at least 15 days beforehand. By continuing to use Uniflat you accept them; if you don't agree, you can delete your account.
11. Law and jurisdiction
Italian law applies.
If you're a consumer, you can bring proceedings before the court where you live, and no clause can take that right away from you. You may also use the European online dispute resolution platform.
If any part of these terms is found invalid, the rest continues to apply.
12. Specific approval of clauses
Under articles 1341 and 1342 of the Italian Civil Code, by ticking the dedicated box when you sign up you specifically approve these clauses:
- section 2 — closing the account without notice if the age declaration is false
- section 5 — your guarantee on the content you post and your commitment to hold us harmless
- section 7 — the service provided as it is, and our right to change, suspend or close it
- section 8 — the limits of our liability
- section 9 — our right to suspend or close your account
- section 10 — our right to change these terms with notice
What this approval doesn't do. If you're a consumer, the Italian Consumer Code (arts. 33-36) protects you: a clause that creates a significant imbalance to your detriment is not valid, even if you approved it with a box. These clauses are written to stay within those limits, not to get around them.
